What is the payment plan?

How soon can the construction of the houses start?
  • Upon full payment of the purchase price, the construction can start.
  • On payment of 50% of the cost of construction, Solian will begin construction and complete it within 9 months depending on house typology.
Is there an option for Solian to facilitate buyers to construct? And what is the cost?
  • Yes, the cost varies with plot type, house typology, and finishes specification.
  • Cost will be provided on application.
Are these Plots Free hold or Lease Hold; what are the approximated land rates?
  • The property is leasehold for 999 years; land rates approximated at Kshs 3,500 /- per year per plot. Each plot number will receive a sub-lease title for 99 years.
Can I build any house typology on my piece of plot?
  • As per the masterplan, each phase has a house typology that is to be constructed on it.
From which date or month Can I start construction ; once my house is ready can I live there straightaway?
  • From November 2019, construction by purchasers may begin but only after completion of the payments. You can live there immediately after you finish building.
What is the plan for fresh and borehole water or is each plot to drill its’ own bore hole?
  • Fresh water will be on the property. Each buyer will pipe to their own house. There is already a common borehole. The borehole will be maintained through service charge collections, each plot may NOT need to drill its own borehole. Any plot owner who wishes to drill their own borehole will seek approval from Solian.
When will the plot that I intend to purchase have Electricity?
  • Electricity will be on site and each buyer will have to apply to KPLC for connection to their house, Solian are not supplying electricity to each house.
What is the plan for Sewage ? Is every Plot supposed to sink its own septic tank?
  • Yes, each plot will need to make its own septic tank, HOWEVER, no soak pits are allowed since all wastewater will be discharged to a common bio-digester maintained through the service charge.
When will the roadworks be completed around the estate as per the master plan and what is the road surface to be made of?
  • The plan is to complete road works within 36 months from January 2020, HOWEVER, plots closer to the main entry will begin to enjoy cabro-paved roads by December since the road from the main road to the gate is being currently paved.
What is the indicative timeline of building the Road Network , The park , Club house and other common areas?

How much is the planned Monthly Service fee and whats included in this package?
  • The initial estimated service charge per month is Kshs. 4,000/-.
What process leads to attaining of the title deed and what are the other related expenses?
  • Other related expenses are provided in the L.O.O and will commence once subdivision of all plots is done in 2020.
  • The sales process is in three stages:-
    • Letter Of Offer – Upon interest, the client signs the offer letter and makes the initial deposit payment.
    • Sale Agreement – After 30% deposit payment, a client is furnished with the Sale Agreement.
    • Title Deed – After complete payment of the purchase price and transfer fees, the client is provided with the title deed for their purchased unit. Subject to completion of the surveying and planning process expected to be complete in 2020
